I prefer a portfolio of projects at different stages: land under investigation, subdivisions, complying development opportunities, houses, townhouses or units, plus longer-horizon concepts that may need planning or court processes. The point is not to scatter attention randomly. It is to recognise that approvals, finance, markets and site constraints are uncertain. A diversified pipeline creates optionality and lets capital and management effort move toward the opportunities that are actually clearing their next gate.
