Demand does not remove project risk, but it does create a durable reason to solve the right problems. I would rather work backward from the housing outcome — approvals, buildability, finance, product and buyer — than become attached to one construction method.

The point is not to scatter attention randomly. It is to recognise that approvals, finance, markets and site constraints are uncertain. A diversified pipeline creates optionality and lets capital and management effort move toward the opportunities that are actually clearing their next gate.

Materials are one lever, not the whole project

Hemp-lime, cork, engineered timber, CLT, wood fibre and modular systems can each contribute to lower-carbon or faster delivery in the right context. The job is to choose them for measurable reasons and detail the interfaces properly.
